It is most definitely turtles all the way down - no doubts there. I once picked the runt of a litter and ended up with a magnificent dog that outclassed all her litter mates - defying the experts. We lost her recently at age 14 but she was a winner. Trust your gut - it is reliable.

Interesting adverse possession laws you got there. I know quite a bit about Texas law (largely derived from 17th century Spanish law) but your dilemma is quite different. Wish I could help. Hang in there.

It comes from John F Kemper, my ggggrandfather...was spared at Goliad during Texas Revolution in 1836, was killed by the Karankawas in 1846 in Victoria county

Appreciate your thoughts! Best wishes for a good outcome in Thailand! The benefit of the past three years has opened my eyes to the perversion of vaccination as it relates to both humans and our pet companions. We are DONE with regard to both.

Property ownership stories in Thailand get crazy. I heard of a woman in Bangkok who married a farang and he spent a bunch of money building their house. Then she decided she didn't want him anymore.

So he hired a bulldozer to tear down the house. The woman called the police but they took his side, saying his money paid for the house so he was allowed to do it.

Wow, how are you and the other 5 occupied houses on the lot dealing without electricity?

Do you have a diesel generator to create your own supply. If you don't live too far from each other it might be an idea for a joint purchase if none of you are willing to leave the place...

As Catherine suggested do talk with an attorney or real estate agent to get some clarity about the situation and what can be done. Also posting the situation on the Phuket sub-forum of AseanNow would be useful and for sure create responses: this for both the housing situation as well as the doggie adoption. Note: If I wasn't living almost 1400 km from where you are, I would adopt Mountain - what a cutie!

We had many cats when my daughter was young and boy could they reproduce! One cat - Dakota - had 3 kittens on tax day (April 15) and another set on August 22, same year. And she was less than a year old. We ended up naming them after the States, and adopted some out. Then we brought in our cats to be inside cats. LOL.

When I was younger in say the late 80's early 1990's we had some very prolific cats which we gave out in the area. Midnight was the worst she had 2-3 large litters per year (say 5- kittens each time) and then she sort of abandoned them. But here's an interesting one here: we feed semi feral cats next door. There are now three unaltered calicos in breeding age, and my cat Feisty is a 2 year old female. None of them have had a litter that I know of in about 8 or 9 months. It's still the same five cats next door. Maybe something is changing in the environment?

You write about bringing Ka to the United States. This week I investigated (again) trying to get citizenship for my Ukrainian wife. It appears she would be required to get the Covid jab to enter the country. Not me. As a citizen I could skate through with just an obnoxious test.

If this is a "Give me liberty or give me death" choice, I'd recommend taking the liberty in Thailand over death in the US.

Yes there is still the COVID jab requirement. So even if IS officials got off their butts and did something it is an issue. There might be medical exempt but it's ridiculous the suffering imposed. Heard Novak Djokovic was denied entry to the USA for the US open again. Clown world

Lawyers are RARELY experts or reliable sources (honesty is not a requirement) . In matters relating to property the foremost authority is naturally the local Land Office . In days gone by the officers there were fairly helpful and "honest" .... but as in everything life has changed. Money talks (well, that has always been the case :-) BUT....... each office is different. I have always tried (successfully) to talk to the "hua nah" . He or she will be sitting at a desk in the back , and in bigger offices there will be more than one. (these are in charge... but of course there are higher ups not present for everyday stuff).

Anyway, I do not discuss the matter with a "helper"... but look to the back and ask to speak to the boss. (being unagressive and asking for help "Chuay noi...... etc" ) I then explain (make homemade map and/or have specific location to show) what the problem is . Not being a Chanote of course is the problem... but ask WHO is the person/place/office that can tell you the legal situation regarding your land . (again, i suggest that YOU can do this better than the average lawyer ! ) A truly great lawyer would cost a lot . (PM me if you wish .... or use my email)

That is great advice thank you for it. I suspect this office is closed for Macha Buddha today but I'll try. My problem is I don't know who put in the competing claim that I suspect is the root problem here. I know it only affects the back lot closest to the military base. It could be a lot of things. Some of the affected neighbors are not staying especially at night. The guy who sold the rights to stay on the land has been conspicuously absent. I'll see what I can come up with!
